In 2021, Gemma Joseph, a former Indian athlete, filed a complaint against PT Usha and six other members of a construction company at the Vellayil police station. The complaint was registered under IPC section 420 (cheating and dishonesty). Gemma said in the complaint,
“I paid Rs 46 lakh to Usha for an apartment and was promised that the construction would be completed within a stipulated time. However, the apartment was not ready nor was the construction company ready to give the money back. Confronted the builders, the firm said that PT Usha was liable to refund the amount but the former national athlete did not return the money.
Later, the complaint was forwarded to Kozhikode police chief AV George. The matter was referred to the Kerala Real Estate Regulatory Authority.
